MIY retractable roof systems start from $20,000. Every roof is made to measure for the space it covers, so the final price depends on the system you choose, the size, the controls and how it attaches to your home.

Which system
A Retractable Roof System is waterproof fabric that opens fully to the sky. Grand Louvre has aluminium blades that tilt. Smart Louvre is the top tier: blades that tilt and retract completely, with insulation built in.

Size and span
A bigger area needs more frame, more fabric or blades, and more modules or rails. One motor drives up to three modules on the Retractable Roof System.

Motorisation and controls
Every system is motorised with a remote as standard. Larger Smart Louvre roofs can take hard-wired double motors, and smart control options such as C-BUS integration add to the price.

Sensors
Rain and wind sensors are an option, and Smart Louvre also takes sun and motion sensors. Each one adds to the price.

Lighting
Integrated LED lighting is an option on the Retractable Roof System and built into Smart Louvre.

Blinds on the sides
Outdoor blinds or Zipscreen® on the open sides turn the space into an outdoor room. They are priced on top of the roof.

How it attaches to your home
A wall-mounted roof uses your house for support. Freestanding, cantilever and plaza layouts need their own posts or arms. Some sites need steel, earthworks, electrical or plumbing, which we organise.

Site access
A ground-floor alfresco is simpler to install than a rooftop, an upper storey or a site with tight access.

Every system comes with design and engineering certification. Where council approval is needed, we help with it.

How much does a retractable roof cost in Perth?

How much does a louvred or retractable pergola cost?
The same as the roof systems they are: from $20,000. A louvred pergola is our Grand Louvre, with blades that tilt open and shut. A fully retractable pergola is our Smart Louvre, with blades that slide right back. Size, motor and extras such as sensors and lighting set the final price.
Why is there no price list?
No two roofs are the same. Each one is designed and engineered for the space it covers, then made in our Perth workshop to suit. A starting price and a free measure is more honest than a list that would not match your home.
Is a retractable roof dearer than a patio?
Usually, yes. A basic patio cover is the cheaper option. A retractable roof sits at the premium end because it is engineered, motorised and installed, and it lets you open the space to the sky or close it against the rain.
Can I install a retractable roof myself?
No. Retractable roofs are engineered, made in our Perth workshop and installed by our own team, with one project manager per job. They are not sold as a DIY kit.
Do I need council approval?
It depends on your site and your council. Every system comes with design and engineering certification, and we help with approvals when they are needed.
What warranty comes with it?
Two years on the Retractable Roof System and Grand Louvre, and five years on Smart Louvre (T&Cs apply).
